How does your program work?
How can I buy an investment property without paying all cash or getting a loan and personally signing for debt?
All you have to do is pick one of our properties
, decide how you want to fund it and whether you want to fix it, rent it, sell it or live in it! You can buy with all cash, bank financing or by taking over the mortgage payments on one of our homes.
We'll allow you to take over the mortgage payments on one of our investment properties until you are able to re-sell the property and cash out. We only need a small amount of cash up front for our equity. This allows us to sell fast and avoid many of the traditional closing costs and will allow you to get in light and avoid having to go to the bank or a hard money lender for a huge loan with high interest rates. Even if you have less than perfect credit, it doesn't matter! Your ability to make reasonable down payment and make the monthly payments is what is really important to us.
If I take over payments on one of your homes, will I get title to the property?
Yes, you will get title to the property at closing without personally signing for the debt. We will close the transaction at our real estate attorney who will take care of all the necessary paperwork and make sure you have everything you need to manage the property and the loans. You will be buying the house "subject to" the existing loan and will not be assuming the debt. It will simply be your responsibility to make payments on the underlying loan(s) until you re-sell the property and cash out. Remember, this is not a lease-option. You will own the property!
How much cash do I need up front?
The amount of cash needed up front will vary from house to house. We will always do our best to work with whatever funds you have available.
Are the properties you sell in need of major repairs?
Some are, but most aren't. Typically, we deal in pretty houses in nice neighborhoods where people want to live. This makes it much easier to sell or lease-option these homes quickly. These houses are usually ready to be moved into or need minor cosmetic repairs. Most of these properties have plenty of profit potential which you will have the opportunity to verify before you commit.
